Q: Do I need an HMO license?
A: Yes – we only manage licensed HMOs. However, if your property doesn’t have one, we can still arrange a viewing and, if suitable, refer you to a trusted investor from our community who may wish to take over the opportunity.
Q: What happens if a room is empty?
A: We pay you the agreed fixed rent every month, even during void periods. You don’t lose income.
Q: What is the minimum contract length?
A: Our standard agreements run for 3 to 5 years, as we aim for long-term partnerships. However, we’re always open to discussion depending on the property and circumstances.
Q: Who pays for repairs?
A: We cover minor repairs and ongoing maintenance up to £300 every 2 months — provided the issue is not related to legal compliance or licensing. Larger works or anything involving compliance remain the financial responsibility of the landlord. However, we’re happy to coordinate all necessary work and provide service management free of charge — you only cover the actual cost.
Q: Can I still inspect the property?
A: Absolutely. We welcome inspections at any time, provided that we receive at least 24 hours’ notice. If you’d like updates or photos between visits, we’re happy to arrange that for you upon request.
